When people think of taking a vacation, most dream of a getaway all their own- without the hassle of hotel check in and check out, overpriced room service and the prospect of laying down to rest each night in a strange new place. Into the mind pops the idea of owning a second home- a vacation home. Nowadays owning a vacation home in a destination such as the beach or mountains is fairly commonplace. Americans own nearly 7 million vacation homes, many of these in ski communities.
Not sure what these things mean? Not to worry, we discuss each of these concepts in more detail below.
Owning a vacation home in Colorado probably brings to mind a weekend getaway filled with skiing, snowboarding, or bonding by the fire on a cold night with family and friends. In the mountain town communities of Breckenridge, Dillon, Frisco, Silverthorne, Keystone, Heeney and communities in surrounding environs, the phenomenon of second homes has far-reaching economic implications: from providing primary and secondary jobs in retail, property management, construction, and hospitality to bringing in more summer and winter tourists who add to the county bankroll by spending freely. In Summit County alone, 67 percent of homes are second homes.
The National Association of Realtors said sales of second homes for investment fell by 28.9 percent in 2006 to 1.65 million. That was down from an all-time high of 2.32 million investment homes sold in 2005, at the peak of the five-year housing boom.
The Realtors, however, said vacation homes were not hurt by the general slump in sales last year. Instead, vacation homes actually rose by 4.7 percent to a record of 1.07 million units, up from 1.02 million sales in 2005. With people clearly still in the market for vacation homes, now may be the perfect time to look into that dream of owning your own Breckenridge real estate. Not only can it be used as a profitable rental property, but can also be used as a hub for a family get together in a fun environment with both tourist and local appeal. Hit the slopes for the day, and then come back to a house all your own for a nice meal and a relaxing evening.
