There was a slight decline in property prices from 2009—about 17% and prices are holding fairly steady in 2011. If you’re thinking of buying your dream vacation home, or looking for an investment property, now is the time to act. Mortgage rates are still quite reasonable and there are plenty of properties for sale in Breckenridge, Frisco, Dillon, Keystone, Silverthorne and Heeney.
September and October 2010 were the biggest volume months, followed closely by November and December. Sales were noticeably lower at the beginning of the year and took a bit of a dip in July, but recovered strongly during the fall and winter. Data in this graph indicates closed sales. If 2011 follows this pattern, we should see a sharp increase in home sales in the last third of the year.
2010 saw more properties sold, but at an average lower price than in 2009. Again, this indicated a great window of opportunity for buyers seeking investment properties, vacation homes or permanent residences in Summit County.
Continuing the unbroken string begun in 1990, RE/MAX once again led all other agencies in the number of Summit County properties sold in 2009. Even during this difficult market year, RE/MAX agents, with their emphasis on customer-focus and in-depth knowledge of the market managed to maintain the top position in the number of transactions closed.
The average sales price of properties in 2009 was down approximately 3%, but the number of properties sold dropped nearly 30%. This was a reflection of the economic uncertainty that affected every part of the nation’s economy. Many sellers were waiting for the real estate market to recover before listing their properties and buyers were cautious about buying properties that might depreciate further.
The best months for property sales were September and October, followed by November and December.
January and February 2009 were noticeably slower with January’s sales equaling only 30% of the number of properties sold in October.
2009 saw a precipitous drop in both the number of properties sold and the dollar volume of those properties when compared to 2008. Although the average price drop from 2008 to 2009 was minimal (about 3%), the reduced number of properties sold indicated a “wait and see” attitude on the part of both buyers and sellers.

Yes, according to the information gathered from our Summit County MLS, the average price is up. We're up nearly 20% again in Breckenridge and up nearly 13% in all of Summit County. However, the number of sales are down in Summit County by 45% in 2008. Hey investors, these are interesting times, great times! Right now, in 2009 we're seeing inventory like we've never seen before, interest rates are at an ALL time low and prices are dropping for the first time in nearly 2 decades. NOW is the time to invest! Don't be one of those clients who says "Kelli, why didn't you insist I bought 2 or 3 years ago?".
This is an interesting statistic once again this year. Real estate sales in Summit County are no longer abundant just in the summer season, as in the past. We're busy all year around…anytime is a great time to buy or sell real estate in Summit County.
In 2008 we do see a big dip in November and December; this is fairly typical in an election year. Keep in mind it typically takes 4-6 weeks to close on a property (or to be in escrow) and this chart indicates when the property actually closed. Click on the graph for a larger view.
Yes, Summit County's average price per sale is up; however, the number of sales are down by 45%. This seems to be a direct reflection on homes and condos that sold for over $1,000,000. Sales of newly constructed condominiums with prices going higher than $1,000 per square foot made the biggest impact in the Breckenridge market.
