Yes, according to the information gathered from our Summit County MLS, the average price is up. We're up nearly 20% again in Breckenridge and up nearly 13% in all of Summit County. However, the number of sales are down in Summit County by 45% in 2008. Hey investors, these are interesting times, great times! Right now, in 2009 we're seeing inventory like we've never seen before, interest rates are at an ALL time low and prices are dropping for the first time in nearly 2 decades. NOW is the time to invest! Don't be one of those clients who says "Kelli, why didn't you insist I bought 2 or 3 years ago?".

This is an interesting statistic once again this year. Real estate sales in Summit County are no longer abundant just in the summer season, as in the past. We're busy all year around…anytime is a great time to buy or sell real estate in Summit County.

In 2008 we do see a big dip in November and December; this is fairly typical in an election year. Keep in mind it typically takes 4-6 weeks to close on a property (or to be in escrow) and this chart indicates when the property actually closed. Click on the graph for a larger view.

Yes, Summit County's average price per sale is up; however, the number of sales are down by 45%. This seems to be a direct reflection on homes and condos that sold for over $1,000,000. Sales of newly constructed condominiums with prices going higher than $1,000 per square foot made the biggest impact in the Breckenridge market.

Did you know that the average price in Summit County and Breckenridge has been on the rise since 1990? In fact, Breckenridge was up in 2007 from 2006 nearly 18% and Summit County was up nearly 19%. We haven't seen the explosive growth in our micro-market that has been seen in Northen California markets such as Piedmont, California real estate, however it is exceptional growth by all means.

Wow, look at those Keystone numbers…up in average price by nearly 35% and up in volume by nearly 6%. But, the number of sales are down by about 22%. This seems to be the trend across the board.

A great deal of our clients are investors and second homeowners and are wanting better properties, green homes in colorado, or properties in better locations are paying the price.
