Good News For Summit County Real Estate

The real estate market in Summit County and across the country has experienced great disappointments over the last few years. But I’m here to tell you that the situation is changing now. In fact, Summit County is currently going through real estate price stabilization, even appreciation in some areas. Now I should tell you that this optimism is due to the assessed property values during the latest valuation period. In total, Summit County property values only went down an average of 3 percent during this time frame. While that is a smaller savings for taxpayers in the short term, the bigger picture is that the local real estate market has much more promise.

To put this outlook into context, I’ll give you a little history. In the heart of the recession between 2008 and 2010, home values took a 17 percent dive and continued to decrease as much as 4.35 percent in different parts of the country. But the latest statistics seem to point to the conclusion of this downward trend, particularly in Summit County.

You might think the data I’ve provided so far could be a problem for our local real estate landscape. But it’s actually the opposite. Let me tell you why I feel so hopeful.

First, the number of property sales in Summit County has steadily increased over the last several months. Also, multiple offers are being made on appropriately priced homes. That alone is a very good sign. Numerous bids on one property were a rare occurrence just a few years ago.

In addition, sale prices are moving in an upward direction. Plus, new homes are continuing to appear on the market at realistic prices. All of these factors give industry experts solid reasons to believe Summit County has some fine days ahead.
